This has had a dramatic effect on rent review and lease renewal negotiations exacerbated by uninformed landlords accepting reduced terms to maintain an income rather than lose a tenant.
Wherever possible, we agree disputes without recourse to Third Party. Where this is not possible, we make submissions on behalf of our clients to an Arbitrator, Independent Expert or as Expert Witness to the Court.
We work closely with our agency colleagues to ensure that we have a full understanding of current tenant requirements in any town. This enables us to advise the client, (landlord or tenant) about the actual open market value of their premises. With this information we are able to identify the most suitable strategy to obtain the best settlement.
Our extensive database enables us to assist clients to identify properties in their portfolio where current market transactions might have a major effect on the rental value of their premises.
With the current trend for shorter leases we are dealing with more lease renewals which have always been costly and litigious involving solicitors and the Courts as well as surveyors. To minimise these costs we are actively promoting alternative ways to resolve such disputes that are more in keeping with rent review procedures.
